Nestled in the Sacramento Mountains of south central New Mexico, Timberon lies thirty-two miles south of Cloudcroft, New Mexico.  The town is located at the southern edge of the Lincoln National Forest, one of the largest National Forests in New Mexico at over 1.1 million acres.  The area is mountainous with all four seasons, yet an easy commute from El Paso, Texas.  Elevations in the area range between 4,000 to 11,500 feet and pass through five different climatic zones from Chihuahuan Desert to subalpine forest.  

The largest town nearby and the Otero County seat is Alamogordo, New Mexico, home to Holloman Air Force Base and the New Mexico Museum of Space History.  Alamogordo is known as the gateway to the White Sands National Monument.  It is the location of the White Sands Balloon Invitational for hot air balloons and an authentic Oktoberfest hosted by the German Air Force stationed at Holloman Air Force Base.  Although a smaller city at approximately 30,000 populations, Alamogordo is a truly international place, as it is the home of the only US based German Air Force contingent and the German government operated Deutsche Schule (German School) for children of German Air Force personnel stationed at the German tactical training center at Holloman Air Force Base.  Timberon has many amenities, including a private day use airport, a nine-hole golf course with lodge, restaurants, and shops.  Home to about 350 full time residents, it also serves as a vacation destination for many of the owners.  Being in the Sacramento Mountains, Timberon enjoys all four seasons, however temperatures are milder than the nearby desert in summer and the high mountains of Cloudcroft in the winter.  Timberon provides a great year round opportunity to enjoy the mountains of south central New Mexico.

Taxes: $6 per year. No back taxes.  Winner will be responsible for all current year and future year taxes.

Timberon Water dues: $30 per year. Paid through 2015. Buyer will be responsible for 2016 and all future dues.
