This auction is for a truly beautiful lot located in Lake Livingston Village Subdivision just outside the City of Livingston, Texas. Located just 80 miles North of Houston and 175 miles Southeast of Dallas.  The lot is is approximately 40' x 90' and is ready to be built upon. Lake Livingston, which is the 2nd largest lake located within the borders of Texas, is within walking distance of the lot. The lake is 39 miles long and has over 450 miles of shoreline. It has been dubbed a "Water wonderland". The parks on Lake Livingston offer over 5,000 campsites and 100 boat launching ramps. One of the largest of these is nearby Lake  Livingston State Park which encompasses over 640 acres on the east shoreline of Lake Livingston. Here you can enjoy fishing, camping, boating, swimming, water skiing, hiking, and nature trails. Facilities at the park also include screened shelters, group trailer sites and shelter, a bait-house store, gas, floating docks, restrooms, showers, and a dump station.  It is an awesome place to relax and enjoy yourself. You will also find many excellent dining and lodging facilities located around the lake in nearby communities. During the summer it averages 92 degrees, winter averages 55 degrees, and spring and fall average 75 degrees.

Within the actual Lake Livingston Village subdivision there are 2 swimming pools, boat ramp. You can build a home or install a mobile or manufactured home, RV also allowed. There is no time limit to build. The city of Livingston has a Lowe's, a Walmart, many restaurants, and all other amenities.

Property taxes are approximately $30 per year and association dues are $22 per month. The association dues include garbage collection service.
