Sale of Residential Lot in Corinth, MS acquired via Tax Maturity. Seller will transfer title through a Quitclaim Deed and will convey all interest in the lands sold for 2020 delinquent taxes purchased by seller at the 2021 Alcorn County sale. Any and all subsequent taxes assessed to the subject property shall be paid by the buyer. Seller has not seen and has no knowledge regarding the condition of the property or the ability to develop the property.  

PURCHASER AND SELLER AGREE THAT THE PROPERTY ARE BEING SOLD “AS IS”, “WHERE IS” AND “WITH ALL FAULTS” AS OF CLOSING, WITHOUT ANY REPRESENTATION OR WARRANTY WHATSOEVER AS TO ITS CONDITION, FITNESS FOR ANY PARTICULAR PURPOSE, MERCHANTABILITY OR ANY OTHER WARRANTY, EXPRESS OR IMPLIED.  SELLER SPECIFICALLY DISCLAIMS ANY WARRANTY, GUARANTY OR REPRESENTATION, ORAL OR WRITTEN, PAST OR PRESENT, EXPRESS OR IMPLIED, CONCERNING THE PROPERTY.   PURCHASER ACKNOWLEDGES THAT PURCHASER IS PURCHASING THE PROPERTY BASED SOLELY UPON PURCHASER’S OWN INDEPENDENT INVESTIGATIONS AND FINDINGS AND NOT IN RELIANCE UPON ANY INFORMATION PROVIDED BY SELLER OR SELLER’S AGENTS OR CONTRACTORS. SELLER MAKES NO REPRESENTATIONS REGARDING TITLE OF THE PROPERTY. 

Prospective purchasers are urged to examine the title, location, and desirability of the property available to their own satisfaction prior to submitting a bid. The Seller assumes no liability for any other possible liens, ability to develop the land, encumbrances or easements, recorded or not recorded. 

Buyer will be responsible for a buyer's premium of 10% with a $100 minimum and a deed processing fee of $500. Once payment is received Seller will be responsible for recording a quit claim deed in Buyers name. Closing to occur within 48 hours after auction closes. Buyer will receive a recorded quitclaim deed with as-is title within 3-4 weeks.  Payment via Pay Pal, can be accepted.
