The property is surrounded by rail road tracks, another vacant light manufacturing building and residential properties. The Village of Cattaraugus is located in the western section of Cattaraugus County. The only major access is by New York Route 353 which runs northwest to southeast from the Town of Dayton to the City of Salamanca. There are smaller county roads that also access the village. The City of Salamanca and the Southern Tier Expressway are approximately 13 +/- miles southeast of the subject property. Exit 58 of the NYS Thruway is within 20 +/- miles of the subject property; however there are no direct and local roads would have to be utilized at some points.
- Mix of blacktop and stone parking area and driveway. There is very limited parking and limited access to the building due to the topography.
- The property was built in 1920 and appears to have been updated since then, The overall condition of the property is fair. There appears to be water damage and a number of exterior doors and windows are broken and/or damaged.
- There is a walkout basement level due to the building being constructed into the side of a hill. The frame of the building is concrete block-brick-I-beam. The exterior of the building is brick-block. The roof is flat and has a leak, There are no elevators and there appeared to be a sprinkler system but the condition is unknown.
