Terms and Closing Process

The Owner of this Home Holds a Real Estate License

This home is being Sold, AS-IS, Where-IS.

CASH SALE ONLY, You Must have the funds available or do not BID

There will be 10% Buyer's Premium added onto the Winning Bid to Pay the Auction Site Fees (We Must Pay 10% of Sales Price for Auction Site Fee and that is why this Fee is Added to Price)

 We will require a Down-Payment of 15% of the Sales Price. (Certified Check or Wire Transfer to Seller) on this home within 24 hours of auction.   

A Purchase agreement will be sent to Buyer within 24 hours and the Buyer will need to sign and initial it and send back.  

Full Amount of the Home will be Due at Closing within 7 Days After the Auction, sent by Bank wire, Cashiers Check,  to the Title Company. (Non-Negotiable)

Seller will use a Florida Title Company called Team Title Insurance at 1120 Homestead Road North Suite 103, Lehigh Acres, Florida 33936 or you may choose a Closer Title company if you wish to come to the Closing.  

Buyer will Receive a Special Warranty Deed or Warranty Deed that will transfer this said Property to From the Seller to the Buyer! Buyer will get a copy of the Deed within two weeks. The original deed will Be sent for recording, and Buyer will expect the original deed from recorder's office in 4 Weeks.

Buyer will Be Receiving Title Insurance on this Property.
