SHERATON'S VISTANA RESORT
This beautiful award winning resort (Silver Crown Resort with RCI and Premier Rated resort with Interval International), is one of the nicer and most popular resorts in the greater Orlando area.  It's located in a perfect area only one mile from Disney World, and it's also very close to International Drive.  This resort is located on a huge 135 acre property with every amenity imaginable!

This is a large two-bedroom, two-bathroom unit in the Palms section of the resort that will sleep six people.  Please note that this timeshare is deeded as Vistana Spa Condominium since the Palms section and the Spa section of Sheraton Vistana Resort are part of the same Owner's Association. 

This is a fixed week #18, which is a spring week that will start at the end of April or beginning of May each year.

IMPORTANT NOTE:  The exact dates of use for the year 2011 will be May 1-8.  Therefore, the ownership transfer will NOT be completed in time for the winning bidder on this timeshare auction to bank the year 2011 week with an exchange company.  However, I will reserve the 2011 week for the dates of May 1-8, 2011 for the new owner, and I'll send you a written confirmation for the reservation.  You can use this week yourself, or let a family member, friend, or business associate use it if you choose.  You will be able to bank your week with an exchange company anytime you choose after the year 2011.

You will have tons of flexibility with this timeshare because you can use your week at the resort each year, rent it, let a family member, friend, or business associate use it, or you can exchange it with either RCI or Interval International.

Resort amenities include: seven outdoor swimming pools, fully equipped fitness centers, four children's playgrounds, restaurant, cafe and bar on site, thirteen lighted tennis courts (9 clay and 4 deco-turf), poolside chair massage, resort photographer, Surrey bike rental, full activities program, basketball courts, volleyball courts, videotape rental library, sports and leisure equipment rental, three saunas and steam rooms, eight outdoor whirlpool spas, three game rooms, general store and gift shop, 18-hole miniature golf course, kiddie mall (all items under $5), onsite wedding planner and flourist, personal training services, full-service tennis pro shop, shuffleboard courts, bicycle rental, tanning and massage therapy, and business center.

Unit amenities include: air conditioner, sofa sleeper, full kitchen with all appliances and utensils, breakfast bar, washer/dryer, three color televisions, cassette and CD player, whirlpool tub in master bedroom, and private patio or balcony.

You will have first use of your week in the year 2011 so start planning your Disney World vacation!

You will receive a deed for the timeshare and will own it forever.  This deeded asset can be passed on to your heirs.

Please note that the units in all sections of the resort are undergoing an extensive and beautiful renovation! The resort issued a special assessment to all owners to pay for this remodel.  However, the previous owner of this timeshare already paid the special asessment in full.  You will NOT have to reimburse me for this special assessment and you will be getting a newly remodeled unit after the renovation is complete!!!


 
EXCHANGE AFFILIATION
This is a fixed week #18.  It will have good trading power with both RCI and Interval International due to the fact that this isa spring week at an award winning resort located in one of the most popular tourist destinations in the world.

 
MAINTENANCE FEES & OTHER FINANCIAL INFORMATION
Maintenance and tax fees for the year 2011 came to a total of only $703.14.  These fees have been pre-paid to the resort.  Therefore, if you are the winning bidder on this timeshare auction, you will simply pay me your winning bid amount, plus $703.14 for the pre-paid 2011 maintenance and tax fees, plus the 10% Bid4Assets buyer's premium (please note there is a $100 minimum Bid4Assets buyer's premium), plus $395 for closing fees.  You will then own this timeshare forever!  You will have first use of your week in the year 2011.

 
CLOSING COSTS

Closing costs will total only $395 and will include: deed preparation, recording fees, resort transfer fee, postage fees, and resort notification of transfer of ownership.  Please note that it will take approximately 8-10 weeks to complete the closing process on this timeshare.
