Your bid is an irrevocable offer to purchase the asset. By bidding, buyer expressly agrees to be held responsible for anyone bidding on buyer's computer or through buyer’s Bid4Assets account. Unless otherwise specified, taxes or fees which may be owed on any property in the auction are the responsibility of the buyer.
**Payment is due in full within three business days from the conclusion of auction.**
Total Amount Due will be the final 'hammer' price plus a $495 documentation/processing fee. After
payment is received allow up to six (6) weeks to receive your recorded Real Estate Deed.
For transactions with an Amount Due of greater than $3,500, payments are accepted only via wire
transfer, bank ACH, or cashier's/certified check.
TRANSFER OF OWNERSHIP. Properties are conveyed via recorded deed without title insurance,
unless requested in advance of the auction by Bidder and agreed to by Auctioneer, the cost of which
is borne by Bidder. Bidder authorizes Auctioneer to act as Bidder’s agent to complete any closing
documents or any corrective documents thereafter.
Bidder must provide to Auctioneer the following Deed Information for each Lot: the name of the
Grantee and the address for the Grantee. If Bidder fails to provide such Deed Information within two
weeks after payment of the Payment Due, Bidder authorizes Auctioneer to convey each Lot via deed
using the Bidder’s name and address as registered in the auction.
NO CREDIT CARD CHARGEBACKS: Each Bidder agrees to NOT, under any circumstances, initiate a
credit card chargeback with respect to any charges. Bidder further agrees that if Bidder initiates a
credit card chargeback, upon Auctioneer’s demand, (1) Bidder shall withdraw such credit card
chargeback and request the credit card issuer to re-credit all amounts to the account of the
Auctioneer; and (2) Bidder shall be responsible for all costs and expenses, including but not limited
to any attorney fees incurred by or on behalf of the Auctioneer, in challenging the credit card
chargeback.
Some sellers buy large "pools" of under-valued properties from banks. The seller may not inspect every property prior to sale. The seller represents these properties to the best of their knowledge. In some rare cases, property may have severe damage or be subject to county/city orders not described in the auction. It is highly recommended that interested bidders arrange for an external inspection personally or through a designate and that they contact the county or city in which the property is located to confirm the status of the property.
