We have a Lead Based Paint Rider that accompanies our Contract for Sale. The Buyer is required to complete all inspections for lead based paint during the time period of the auction.

Settlement Requirements

You are bidding on the Full Purchase Price. This is a CASH SALE. Buyer is responsible for all liens and encumbrances, and unpaid taxes. A 50% non-refundable deposit is due within 48 hours, full payment is due within 7 days. There is a 10% buyer’s premium with a $250 minimum. The balance of the winning bid plus $550 to record the deed and transfer taxes. No personal checks will be accepted. Please have your financial arrangements in place. Upon receiving the total amount of verifiable funds, seller will record the deed (Quit Claim Deed) transferring the property to the purchaser, and mail a copy to the purchaser. If buyer wants to go through a Title Company, the buyer is responsible for the closing fees. Seller reserves the right to end the auction at any time. Buyer Premium Information

This auction requires that the winning bidder pay a Buyer's Premium of 10.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).

This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.
