A single $250 deposit (plus a $35 non-refundable processing fee) is required to participate in the Pierce County, WA Finance Department Mobile Home Distraint Sale. **Please note that for Pierce County, all perspective bidders MUST fill out their vesting information before they are allowed to access the deposit instructions.**Your deposit must be received by Bid4Assets NO LATER THAN 4:00 PM ET (1:00 PM PT) Tuesday, October 22nd. Please make your deposit well in advance of the auction in order to ensure your eligibility to bid.
All deposits to non-winning bidders will be refunded via eCheck within 10 business days after the close of this auction. For further details regarding refund and post-auction procedures, please consult the Key Information section below and select the "After the Auction" tab.
Full Payment must be received by Bid4Assets no later than 4:00 PM ET (1:00 PM PT) on Wednesday, October 30, 2024. - No exceptions will be made. Bids on property will have a $50.50 title transfer fee. Bids on property that are located in a mobile home park will have an additional title transfer fee. The amount of the fee that the department must collect must be 0.25 percent of the sale price of the manufactured home, but in no case may the fee be less than one hundred dollars or greater than five hundred dollars. There is also a $10 Mobile Home Real Estate Excise Tax fee through the Auditor's Excise Department. If the mobile home is to be moved, then sales tax will apply. These fees (except sales tax and park fee) have been added to the minimum bid. Consider the possible costs of the sales tax or park fee ($100 minimum to $500 maximum) when you are bidding. The additional title costs are not included in the winning bid. An individual will need to provide a driver's license number and a business will need to provide a UBI (Unified Business Identifier) number to complete the title transfer paperwork.
If the payment policy is not adhered to, the winning bidder will forfeit their deposit to the county and may be banned from future sales.
There is a 10% Buyer's Premium (a $100 minimum) associated with the sale of this parcel. (The Buyer's Premium covers the costs associated with the auction). This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller. Also a $35 per-parcel-won administrative fee will be added to the final sale price.

What is an Auto Bid? An auto bid is a maximum proxy bid which is held in confidence by the system. Bid4Assets will use only as much of the maximum bid as is necessary to maintain the bidder's high bid position or to meet the reserve. Please note: If two bidders place auto bids for identical amounts on the same auction, the earlier bid will take priority.
What is Overtime?
Overtime is the extension of an auction’s close time that keeps the auction open as long as there is active bidding on it. It occurs automatically when a bid is placed within the last few minutes of an auction. The auction will remain open until an entire overtime increment (typically five minutes) has passed without any bidding. The overtime increment for an auction will be indicated on the auction listing.
How can I Monitor My Auctions?
When participating in multiple auctions at once, it is advisable to only actively bid on one property at a time. You can find a list of properties that you have bid on in the “my bid list” tab of your profile. You will also receive confirmations of your placed bids as well as notifications of being out bid in your message center.
Can I bid on Withdrawn or Postponed Auctions?
No. Auctions must be live in order for you to able to place a bid. If a property is withdrawn or postponed by a county for any reason, it is no longer open for bidding. Please note, Bid4Assets does not have knowledge of why a property is withdrawn or postponed.
At the close of an auction, the highest bidder will be deemed the winner. After all the auctions in the county have closed, winning bidders will be notified in their message center if they have won any auctions. They will also receive details on auction settlement requirements. The winning bidder will see each of the parcels that they won listed as a link to DeedWizard.
DeedWizard allows bidders to provide vesting information quickly and easily for any property they have won and access settlement instructions. Any bidder that does not win a parcel or does not participate in the auction after submitting a deposit will receive a refund.

No representation of any official or employee concerning the condition of the manufactured / mobile home or title thereto is authorized by Pierce County Finance Department. It is your responsibility as a bidder to have investigated any manufactured / mobile homes that you wish to bid on. Prospective purchasers are urged to examine the title, location, and desirability of the manufactured / mobile homes available to their own satisfaction prior to the sale. Physical inspection of the property is recommended prior to purchase. Pierce County Finance Department does not have the authority to grant access to property and does not condone trespassing. The property is not secured real property or real estate including land and/or permanently affixed structures.

The manufactured / mobile homes are offered on an "as is" and "where is" basis, and Pierce County Finance Department makes no representation of warranty, expressed or implied, nor any guaranty of warranty, expressed or implied, as to the condition of title to any item nor the physical condition, occupied or vacant, of any manufactured / mobile home or its fitness for any use or purposes.
Any photographs of an asset are for general representation purposes only. Pierce County Finance Department will not assume any liability for alleged loss or damage which may result from reliance upon any photograph.
Buyer Beware
All bidders participating in the online tax sale auction for other persons can be held responsible for any legal action that may result from the online auction process.
Please Note
Manufactured / mobile homes are sold subject to Federal Tax Liens, if any, when the items are up for bid. Pierce County Finance Department assumes no liability for any other possible liens or encumbrances recorded or not recorded.
Buyer is hereby notified that local jurisdictions may deny a permit to site a mobile home manufactured before June 15, 1976 if it fails to meet either: Federal Housing and Urban Development standards and Fire and safety inspection by the Department of Labor and Industries. Certification of inspection may be required.
